What can I build, and is it worth it?
Get both answers for your address before you spend anything on design. The Property Insight Report looks at the planning rules for your property and what your neighbours have been allowed, then at what homes like yours sell for. Checked by an architect, then emailed to you.
Then a 30-minute call with a chartered architect to go through it with you. If you then hire us as your architect for the project, the report fee comes off our fee.

The difference
Can you build it? Is it worth it? We answer both.
Usually an architect tells you what the council might allow, and someone else tells you what it's worth, often after you've spent the money. We give you both answers together, before you commit.
Planning
Planning applications, certificates confirming you don't need one, appeals, and signing off planning conditions. We check the rules for your street and what your neighbours have been allowed, and we know what councils in London and Essex say yes to.
Design & delivery
All RIBA Stages 0–7, from the first idea to the day you move in: the design, the detailed drawings your builder works from, building regulations, running the build on site, and the health and safety role the law requires on most projects.
Do the numbers work?
What the finished homes could sell for, what they will cost to build, and what's left for you. We try layouts that get the most from a site, and we tell you plainly whether the numbers work.

Dandi Passerini, a RIBA chartered architect and BREEAM Advisory Professional, leads the design. Salvatore Passerini, our Managing Director, runs the business. We work with a trusted team of builders, structural engineers, planning consultants and surveyors, and we bring them in and manage them as your project needs.
