One line, as the postman would write it. The unit letter matters: 62a and 62 are different records, and it is what matches the EPC and Land Registry entries to your flat rather than the one downstairs.

These three drive the short-let income estimate. We need all of them or none, with a gap the estimate has nothing to stand on, and that section is left out of your report.

Real estate & market analysis

How the property sits in its market. From the neighbourhood inward to the building's own record, closing on what it could be worth or earn.

Compiled from Ordnance Survey, planning.data.gov.uk, HM Land Registry, the EPC register, ONS and Census 2021, police.uk, Transport for London, Natural England, Ofsted and commercial market data, and generated automatically. A chartered architect then checks it before it is sent to you; the report goes out once that check is done, within four hours of your order. On the call they go through it with you, tests it against what they know of the area and the planning system, and tells you what to rely on and what to treat with care.

This is the check. We go through the report with you, test it against what we know of the area and the planning system, and turn it into a plan for your property: what you can build, what it is worth, and how to get there.

This is an indicative desktop assessment compiled from public and commercial data sources. It is provided for general guidance.

It is not a formal planning, legal, valuation or ecological opinion, and must not be relied on as one. Data can be incomplete or out of date, and site-specific circumstances can change the position materially. Any development should be confirmed with the local planning authority and the appropriate professionals.

Where the data is uncertain, the report says so. We would rather tell you a certificate is expired or a register unpublished than let you rely on it.
