Terms of sale: the Property Insight Report

The Property Insight Report: a desktop appraisal of one address in England, generated from public and commercial data sources, read and checked by a chartered architect before it is sent to you, and delivered as a PDF by email. The price of £149 includes VAT and a 30-minute call with a chartered architect to go through the report.

The report is prepared from the information you give us at the point of order and from the data sources listed inside the report itself. It relates to the single address you enter, exactly as you enter it. Please check the read-back on the order page before paying.

The report is a desktop assessment. It is not a valuation for lending or any other purpose, not a structural or condition survey, not a measured survey, and not planning advice or a planning application. It tells you what the data says about the property and what we would explore further; decisions about buying, selling or building remain yours.

The report is generated automatically and then read by a chartered architect before it is sent, within four hours of your order. If we expect to take longer, we will tell you by email.

Under the Consumer Contracts Regulations 2013 you would normally have 14 days to cancel an online order. Because the report is digital content prepared specifically for your address, we begin supplying it as soon as your payment succeeds.

At checkout you are asked to tick a box giving your express consent for us to begin immediately, and acknowledging that once generation has begun you lose the 14-day right to cancel. We do not start, and cannot take your order, without that consent.

If you change your mind before generation has begun (in practice: before your payment completes), simply do not complete the payment. Nothing is charged and nothing is generated.

If we cannot produce your report (the address cannot be resolved, or a data source fails in a way we cannot repair), we will tell you and offer either a corrected re-run or a full refund. That is our promise regardless of the cancellation position above.

If the report arrives and something in it is wrong, tell us on the call or by email and we will look at it properly. Nothing in these terms affects your statutory rights, including your rights where a service is not carried out with reasonable care and skill.

If you then hire DZP Studio as your architect for the project the report relates to, the £149 you paid comes off our fee.

We use the address you give us to prepare the report, and your email address to deliver it and to arrange the call. We do not sell your information. The data sources consulted for the report receive the address and property details needed to answer the query, and nothing else about you.
